Job Summary

The employee in this position is responsible for performing routine and extensive preventative maintenance and repair procedures on County buildings, mechanical equipment, and utility systems. This position requires that the employee to have above average knowledge, abilities and skills in various trades and to possess superb mathematical skills in order to perform job-related estimates, from time to time.

 

Supervision Exercised or Received

The Maintenance Worker position receives supervision from the Sheriff and/or Under Sheriff.

The Maintenance Worker position exercises supervision over no employees.

 

The roles, responsibilities, job functions, knowledge, skills and abilities set forth herein may be revised from time to time in order to comply with federal and state laws, departmental needs and the changing requirements for this position.

 

Essential Functions

  1. Performs minor and major repair of all buildings and equipment.  (Major repairs are performed under the supervision of a licensed worker).
  2. Maintains communication and receives proper permitting from Planning & Zoning Department for any projects requiring such.
  3. Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis, replaces filters, repairs or replaces broken parts.
  4. Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
  5. May operate a computer which controls and monitors mechanical equipment and utility systems.
  6. May repair electrical locks and control panels to maintain building security.
  7. Install computer cabling as needed.
  8. Responds to emergency maintenance requests as required.
  9. Assists in the renovation/remodeling of building; repair plaster and drywall, painting, etc.
  10. Performs outside duties such as snow removal as required.
  11. Obtain estimates for supplies, repair parts, order parts as needed following County purchasing policy.
  12. Assists skilled maintenance workers or licensed workers with projects (e.g. transporting and/or securing materials, completing specific tasks, etc.) for the purpose of completing projects in a safe, efficient manner.
  13. Coordinates with skilled tradesman for the purpose of completing projects and work orders efficiently.
  14. Performs a wide variety of general and semiskilled maintenance activities (e.g. carpentry, painting, electrical, plumbing) for the purpose of completing projects within and established time frame.
  15. Replace worn out ballasts, when needed
  16. Fix broken receptacles, when needed
  17. Prepares written materials (e.g. repair status, activity logs, etc.) for the purpose of documenting activities and/or conveying information.
  18. Repairs furniture and building system components for the purpose of ensuring a safe working condition.
  19. Transports a variety of tools, equipment and supplies for the purpose of ensuring the availability of materials required at job site.
  20. Arranges furniture and equipment for the purpose of providing adequate preparations for special events.
  21. Participates in meetings, workshops, trainings, and seminars for the purpose of conveying and/or gathering information required to perform functions.

Qualifications:
Knowledge of 1. Mathematical estimation in order to assess costs for materials and man hours of jobs; this functions may be performed on a computer 2. Carpentry, welding, plumbing, electrical and mechanical work 3. General contractor codes 4. Pull permits in order to perform safe digging operations 5. Building attractive and safe structures; designed for permanent use 6. Proper structure and content of the English language including the meaning and spelling of words, rules of composition and correct grammar Skills in 1. Public relations while work with internal and external customers 2. Providing effective leadership 3. Planning and coordinating diverse activities simultaneously 4. Meeting and dealing tactfully with others; able to communicate effectively and clearly, both orally and in writing 5. Negotiation, especially when pricing items 6. Special Requirements:
Education High School Diploma or GED required along with a superb hands on knowledge of all trades Work Experience Minimum of five (5) years of experience; must have a thorough knowledge in the principles of carpentry, plumbing, electrical, welding and mechanical trades Computer Skills Experience in using Microsoft Office, e-mail and other relevant modern office equipment Licenses/Certifications Must possess valid Driver’s License or be able to possess within thirty (30) days of hire, without record of suspension or revocation in any state; no felony convictions or disqualifying criminal history.
Miscellaneous:

Work Hours 40 Hour Work Week – Full Time; Monday through Friday, 8:00 a.m. to 5:00 p.m.; hours may vary Evening/Week-Ends As necessary Work Environment General indoor and outdoor environment; may work in all types of weather Physical Requirements The work of the Cleaning and Maintenance is a highly responsible position which requires mental acuity. The Cleaning and Maintenance will be required to do complicated tasks, often in a noisy environment, employees will be required to operate, work and be exposed to machinery and moving parts, fumes, chemicals and/or toxic substances, to work in high places or work with dangerous machinery; sit for an hour or more, speak, hear, stand, walk, balance, stoop, squat, bend, and/or kneel. The position will require use of hand to finger motion, reaching with hands and arms and talking and hearing from distances. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. May be required to lift or move up to 50 pounds. May be required to lift and carrying heavy loads and have the ability to operate department equipment. Must meet specific vision abilities which include close vision, color vision, peripheral vision and ability to adjust focus. Special Skills Preferred Must be able to operate a tractor, mower, Gator, trailers, pickup, saws, drills, skill saw, miter saw, table saw, all types of hand tools, router, fork lift, , demo hammer and welding equipment. $10.84 to $12.75 an hour plus benefits.
